Two shops with the same floor area can have very different fit-out budgets. The starting condition of the premises, level of finishes, amount of custom joinery, display systems, lighting, ceilings, flooring, MEP alterations and storefront requirements can materially change the project scope.
Mall or landlord requirements can also affect what must be designed, submitted and constructed before a store is permitted to open.
“Retail fit-out” covers a broad range of spaces. A small independent shop with simple fixtures is very different from a branded fashion store, jewellery boutique, large showroom or specialist retail environment. The estimator should therefore be treated as the starting point for budgeting rather than a substitute for the design brief.
Before comparing cost-per-area figures, establish what is already present in the premises. A shell-and-core unit may require substantially more work than a space where usable ceilings, floors or building services can be retained.
A new retail business may also need to budget for items outside the main fit-out construction cost, such as professional design services, statutory approvals, deposits, loose equipment, merchandising, technology, signage, stock, logistics and pre-opening expenses.
DSGNBRF selects the relevant available benchmark for the chosen country, location, project type and specification. The applicable project area is then used against the benchmark range to produce an indicative low-to-high project cost.
The calculator does not automatically average unrelated sources or apply arbitrary city, access, floor or basement multipliers. Separate costs are included only where they are explicitly supported by the calculator methodology.
