Use the total built-up construction area required by the calculator, not simply the plot size. For a multi-storey house, the relevant construction area normally includes the applicable floor areas rather than only the ground-floor footprint.
Location, specification, structural requirements, materials, services, finishes, site conditions and the complexity of the design all influence the final cost. Cost-per-square-foot figures are therefore most useful as early feasibility benchmarks rather than fixed construction prices.
Construction costs are not identical across India. DSGNBRF uses location-specific benchmark information where the underlying source supports it rather than silently applying a generic city multiplier.
DSGNBRF selects the relevant available benchmark for the chosen country, location, project type and specification. The applicable project area is then used against the benchmark range to produce an indicative low-to-high project cost.
The calculator does not automatically average unrelated sources or apply arbitrary city, access, floor or basement multipliers. Separate costs are included only where they are explicitly supported by the calculator methodology.
Construction and fit-out budgets often contain costs outside the core benchmark. Unless specifically included by the selected benchmark or entered separately, the DSGNBRF estimate may exclude professional consultant fees, authority and statutory charges, utility connections, landlord deposits, financing and legal costs, VAT or GST, loose furniture, specialist equipment, IT hardware and other project-specific expenditure.
